What is a rent-stabilized apartment?

Rent stabilization generally applies to apartments in buildings with six or more units constructed before 1974. Landlords can only increase rents according to a percentage determined by the Rent Guidelines Board. See Fact Sheet #1: Rent Stabilized and Rent Control.

Recently, rent laws were changed in 2019 to better protect both market-rate and rent-stabilized tenants. Rent-stabilized tenants are now entitled to new protections that limit rental increases for capital improvements, individual apartment improvements, and preferential rents.

How to report emergencies and request repairs?

Contact your property owner or landlord first. If your landlord is unresponsive, file a complaint with 311. In addition, file a complaint with HPD and/or an action in Housing Court, tenants in rent controlled or rent stabilized apartments may also contact NYS Division of Housing and Community Renewal (DHCR) to file a complaint.

How to get your apartment's rent history?

You can access your rent history by using "Rent Info - Submit a Question." The rent history will be printed and mailed directly to the apartment/building address.
